Will fixing my foundation tear up the yard and the finished basement?
Some of it, yes. Underpinning foundation work means we open 3 to 4 foot sections along the footing, one at a time, and hand-pack them back. Shrubs and a strip of lawn come up. Inside, we cut back finished wall where the repair lands. If you need foundation drainage, we set it during that same dig, because nobody wants the trench open twice.
How long am I without the space?

With slab foundation repair you can walk on new concrete after about 24 to 48 hours, park on it after a week, and it keeps gaining strength for a solid 28 days. We schedule pours around the forecast, since below 40 degrees the cure slows way down.
What's the difference between repairing a foundation and replacing it?
Repair keeps the wall you already have. On a cinder block foundation with stair-step cracking and under an inch of bow, we can pin, brace and repoint it. Past that, or where the block face has spalled off after forty winters of freeze and thaw, we take that section out and pour a new concrete foundation.
